Harvard Predicts Continued Upswing in The Housing Market

More than six years after the country’s housing market pitched into a deep slide, Harvard’s Joint Center for Housing Studies said a recent increase in home sales, coupled with low inventories of available properties and rising rents point to a turnaround in housing prices.
“There are lots of positive indicators here,’’ said Eric S. Belsky, managing director of the housing center. “A floor is beginning to form under home prices.”
The center’s 2012 report, scheduled to be released Thursday at the Ford Foundation in New York City, contrasts with the forecast it released last year in which Harvard accurately predicted the US housing market would remain sluggish through 2011 as potential buyers remained on the sidelines out of fear prices would continue to fall and the economy still struggled.
For this year, Harvard researchers’ view of the Boston area is even brighter, primarily because the local economy is in relatively better shape than elsewhere in the country, and housing values did not fall as much. The online brokerage firm Redfin reported Wednesday that Boston-area home sales increased by 21.5 percent and median prices jumped 5.5 percent in May compared with the month before — significantly higher than the United States.
“We are definitely going to be in front of the trend,’’ said Alex Coon, market manager for Redfin in Boston. “I think 2012 is going to be the base that the recovery for housing is built on.”
But the recovery will not be felt equally across the country. Michael Rubinger, chief executive of the nonprofit New York-based Local Initiatives Support Corp., said low-income communities continue to struggle with high jobless rates and too many underwater properties — where the house is worth less than its mortgage debt.
“I would like to think we turned the corner,’’ Rubinger said, but “I’d have to say the jury is still out.”
The Harvard report noted there are more than 11 million US homeowners who owe more money on their mortgages than their homes are worth. Another downward pressure point on the market is the huge backlog of homes in foreclosure — some 2 million nationwide.

But on a broader basis, sales of both new and existing homes are increasing at a strong pace, and Belsky said that uptick is significant because it is occurring without federal tax incentives such as a first-time home buyer’s tax credit that prompted a surge in buying several years ago. Increased home sales also should spur construction, an added boost to the economy, the report said.
Another possible boost to home sales, Belsky said, is the rising cost to rent. In Boston, for example, rents climbed 7 percent between 2010 and 2011 and are expected to show similar advances this year, said Ishay Grinberg, president of Somerville-based Rental Beast Inc., which maintains an online rental database. Those increases mean apartments in Boston are now approaching houses in cost. According to Harvard researchers, median rents in the Boston area are at $1,171, while the typical monthly mortgage payment here is $1,269, based on homes sold at the median price and a 20 percent down payment.

Omega Celebrates New 007 Film with Skyfall Limited Edition Watch

It’s time for a lucky streak of sevens. In celebration of Omega’s seventh special participation in a 007 movie, they are launching the Seamaster Planet Ocean 600M “Skyfall” Limited Edition watch, with only 5,007 pieces.
Daniel Craig, who has portrayed James Bond in the last two films, will wear an Omega Seamaster in the upcoming autumn release of Skyfall.
As with its antecedents, the latest from the Planet Ocean collection welcomes an underwater adventure that is water resistant up to 2,000 feet, and features a helium escape valve and a unidirectional rotating diving bezel. This particular model is more prominent than past versions, with its black ceramic ring with a chromium nitride diving scale.
This particular limited edition watch is powered by Omega’s exclusive new Co-Axial caliber 8507. It is also equipped with an “Si14” silicon balance spring which, combined with the Co-Axial, provides a new level of stability and reliability, meriting a full four-year warranty. That’s right; this wristwatch will work as hard and be as unbeatable as its character inspiration. Skyfall 007 is on its rotor in black-varnished engraving. The movement is visible through sapphire crystal in the brushed screw-in caseback.
The applied indexes on the matt structured black dial are coated with white Super-LumiNova emitting a blue light, same as the facetted rhodium-plated hands. The minute hand and the dot on the diving bezel, however, emit a green light. This precise difference is to make it more convenient for divers to know the time at a glance.
This tribute timepiece has a 42 mm brushed and polished stainless steel case, paired with a patented screw-and-pin bracelet; the divers’ clasp is engraved with “007.” At the dial’s 7 o’clock is a 007 logo and at 3 o’clock is a date window.

Secret High Tech Norwegian Submarine Base Comes Up For Sale For £11

Looking for the perfect place to store your submarine ? A high-tech underground secret submarine base with its own dock and tunnel system has come on the market.
The Royal Norwegian Navy has put up a secret, mountainside submarine base for sale…
Construction of the Olavsvern Naval Base, just outside the city of Tromso, took more than thirty years, with construction starting in 1964 and not finishing until after 1994.It cost the European and U.S. defence body NATO more than £320million to complete, but it has been decided it is no longer needed. Stein Tollin, 39, an agent for The Norwegian Defence Estates Agency who are selling the site, said: 'This base has got everything you would need to house your sub - if you have one'.

Listed for $17.5 million, Olavsvern Naval Base comes complete with a submarine dry dock, a tunnel system, an emergency power system, 145,000 square feet of surface buildings, and a 27,000-square-foot “alpine resort.”
Despite the relatively cut price cost of the base, deep pockets will be needed to meet the base’s rumoured annual electricity bill of more than $1million.

The Versace Mansion goes up for sale for $125 mill

The home the that belonged to Gianni Versace has placed up for sale for $125 mill. This gathered my interest as it somewhere I used to spend time during the time it was Casa Casuarina.
Gianni Versace's home in Miami goes for sale at $125 million
Gianni Versace's home in Miami goes for sale at $125 millioA breathtaking example of architectural marvel, the 23,400-square-foot Miami mansion packs onto itself ten bedrooms, and eleven bathrooms. Overlooking the ocean, rooms in this luxurious property are decorated within an inch of their lives. The home and its adjacent lot were bought by Gianni Versace
in 1992 for under $10 million. A superb specimen of architectural brilliance, it was built way back in the 1930s by architect Alden Freemanbut. The designer reportedly fell in love with the house after spotting it en route. He then went on to spend $33 million more on renovation and extension work. Additions to the property under Versace’s ownership include a south wing occupying a 6,100-square-foot area, a mosaic tiled pool 54 foot long and featuring gold linings, frescoes on the ceiling and walls and a mosaic clad courtyard. Shortly after Versace’s assassination, his sister Donatella went on a selling spree, resulting in Cara Casuarina getting sold for just $20 million. The new owner Peter Loftin, a telecom magnate, used it as a residence for some time, before turning the whole place into a boutique hotel. Named Villa by Barton G, Versace’s home in its “post its sale to Peter Loftin” avatar represented a boutique hotel cum restaurant.
Gianni Versace was killed on the steps of this mansion

Furniture pieces and items of decoration which had added to the property’ grandeur at some point were sold for rock bottom prices when the Versace family decided to unload the mansion after Gianni’s death. For those who did not know, Gianni, before his death, was probably one of the most influential and wealthy figures in the fashion circuit. Born to dressmaker parents, he began his apprenticeship at a very tender age. Gianni Versace worked as an architect for some time before moving to Milan where he started a career in fashion design. There was no looking back for the young designer since. His designs and patterns drew accolades from people and in no time Gianni Versace had become a name to reckon with. The reasons for his assassination may continue to remain under wraps forever as Gianni’s killer Andrew Cunanan committed suicide shortly after the incident.
Barring few, most of the furniture pieces were sold off following Gianni's untimely death

As you enter Casa casuarina, the swimming pool is one the very first features to catch your attention here. It might be difficult to count the exact number of mosaic tiles used for decorating the pool. There are so many of them around! Before being bought by Versace, the mansion was little beyond a dilapidated structure. No wonder then, Gianni had to shell out millions getting the whole place transformed. While as discussed already, much of it has been sold by the Versace family to Peter loftin, a few things like gold lining around the pool are not here anymore. However, the building comes with so many attractive delights, that a fraction of their number missing does not make much difference really. If the palm tree murals on the stairwell are exquisite, then the gold-speckled tiles on the kitchen walls deserve to be called mind blowing. And just to let you know, the building houses one of the very few marble bathrooms in the world.
After being transformed into a boutique hotel, Versace’s former home saw a steady influx of celebrity guests. And just to ensure that everybody, right from celebrities down to Versace fans caught snippets of the famous mansion, the authorities would conduct regular guided tours. Gianni Versace is alive in each and every corner of the house, or so it appears as you take the guided tour.

Peter Loftin’s property first went public with the opening of a club few years back. With a $50,000 startup fee, the club had played host to celebrities and stars. As the whole place goes up for sale, it would now be worth watching what the future has in store for this expecptional mansion.

Dwyane Wade gets a suprize 30th birthday party

To kick off the line-up of festivities taking place in Miami  Miami Heat All-Star Dwyane Wade’s 30th birthday, his mother Jolinda and sister Tragil held a surprise birthday brunch party for their beloved son and brother. The intimate affair, which was attended by a select group of Wade’s family and friends, was held at the W South Beach Hotel and Residences. The buffet-style brunch included an omelet station, pastas, pastries and a variety of fruit. And in true Roscoe’s tradition, the buffet included chicken and waffles, a dish made famous by the LA-based eatery.
But the celebration wasn’t the only surprise in store for Dwyane. At 91 years old, Dwyane’s grandmother Willie Mae Morris, who has never traveled by plane before, flew to Miami to surprise and celebrate the occasion with her grandson.
Guests enjoyed performances by Yolanda Adams and Eddy Puyol, otherwise known as RAWSRVNT, as well as a dance performance by the Young Contemporary Dance Theater.
“I got in at 6:45 am not knowing what I was [going to do] today, so I was very surprised. Seeing my grandma was the biggest and best surprise, especially since she got on a plane for the first time.” –Dwyane Wade

Louis Vuitton uses Icon Muhammad Ali in New Marketing Campaign

My eyes pass swiftly over most fashion ads, which can be counted on to feature  models  posing with fill-in-the-blank lipstick, clothes or jewelry.
But the new Louis Vuitton ad featuring Muhammad Ali made me pause. The three-year-old in the photo – shot last month by Annie Leibovitz – holds a feet-apart-chest-out stance that seems to say the same sort of thing his 70-year-old grandfather once brashly blurted: “I’m puuritty. I’m the grrreatest.”
Fashion and luxury ads rarely win big ad-industry awards. But despite their substantial volume of ads, Prada, Dolce & Gabbana, and Ralph Lauren – have not.
Print ads featuring the boxing champion will launch June 14, in the latest installment of an ad campaign that has featured Mikhail Gorbachev, soccer great Pelé, musician Keith Richards and, most recently, actress Angelina Jolie, who was shown floating on a Cambodian boat with a Louis Vuitton "Alto" bag at her side.

The ad, which will run in magazines and newspapers in 60 countries, seems to capture Mr. Ali in private reverie. Photographed last month by Anne Leibovitz in his Phoenix backyard, Mr. Ali watches with pleasure as a young boy stands with fists gloved, feet splayed, chest puffed. Though not identified in the ad, the child is his grandson, Curtis Muhammad Conway Jr.

Louis Vuitton, now part of the LHVM luxury conglomerate, started as a French luggage maker in the 19th century. While many consumers associate the brand with its "LV" logo wallets and handbags—or with its clothing designer,Marc Jacobs —the company sees travel and journeys as the central message of its marketing and hammers home the idea that there should be a Louis Vuitton bag along on any great journey. The company since 2007 has focused its ads on iconic individuals whose lives can be seen as extraordinary journeys. "We are a very specific brand—we are the only one bound with travel," says Yves Carcelle, Louis Vuitton's chairman and chief executive.

In an industry flooded with cliche repetitive marketing Louis Vuitton remains the steadfast for invoking thought provocative marketing with dignity.

BREGUET RANKED MOST PRESTIGIOUS AMONG PENTAMILLIONAIRES

Breguet Classique Chronometrie 7727
North Americans with a minimum net worth of US$5 million have ranked Breguet the highest among 27 luxury watch brands, in a survey conducted by New York-based consumer research firm Luxury Institute.
The 2012 Luxury Brand Status Index survey was based on the evaluation of shoppers earning at least $200,000 per year, and asked wealthy consumers for their perception on each brand's products, customer service experience and reputation.
In the watch sector, Swiss manufacture Breguet ranked first for superior product design, customer service experience and brand reputation. Breguet also scored top points among the ultra-wealthy as a brand "purchased by people I admire and respect."
When asked about their next luxury watch investment., a stunning 75 percent of respondents also named Breguet as the brand they would be likely to purchase.
